For any remodeling project, it’s natural for homeowners to want to know if it’s really worth doing. That question becomes even more salient with bigger and more complex projects, such as a home addition.
So, are home additions worth it?
The answer is that it depends. I know that answer won’t outrank the clickbait headlines you’ll find on other blogs and social media. But it’s the only true answer I know, based on decades of experience in the remodeling industry.
That’s because “worth it” is a loaded term that ultimately depends on both improvements to your daily life and financial ROI.
In this post, I’ll dig into this topic, explaining some of the factors that can help you make an informed decision about whether it makes sense to build an addition on your existing home.
Quick Verdict: When Home Additions Are Worth It

In general, home additions are worth doing if:
- You love your current home but need more bathrooms, more bedrooms, or a revamped main floor to improve your everyday living experience
- You are already planning a serious remodel and want more room to expand your layout options
- You want to make improvements to create your “forever home” (including somewhere you or loved ones can age in place)
- You adore your neighborhood and can’t imagine leaving it
- You (or a trusted real estate agent) know from market research that, in your case, more square footage is the linchpin to increasing property value
- You bought a fixer-upper and will already be tearing it down to the studs
Property Value and Financial ROI: Home Additions by the Numbers

For many people, financial considerations are the key element in deciding if a project is worth it. In short, what’s the return on investment (ROI)?
Ultimately, homes with more square footage, especially ones that have been recently upgraded, tend to have a higher value. Features from an addition can appeal to potential buyers, driving up home values. On top of that, home additions are often part of broader remodeling projects, such as additional interior or exterior renovations, that can also help increase resale value.
In most cases, though, a home addition won’t fully “pay for itself” if you decide to sell. The Journal of Light Construction does an annual report on the cost-vs.-value ratio on different types of home projects in different regions (including in upstate New York). On cost alone, basically no remodeling projects recoup 100% of the costs. For example, even the highest ROI project from a purely financial standpoint, a minor kitchen remodel, recoups about 84% of the cost on average. Most projects, including additions, fall far below that.
- Primary suite additions (midrange): 33%
- Primary suite addition (high-end): 20%
- Bathroom addition (midrange): 48%
- Bathroom addition (high-end): 33%
- Deck addition: 54% to 70%
This data shows that remodeling projects definitely make your home more valuable, but you’ll rarely recoup the entire cost when you go to sell. This is why home additions make more sense if you’re planning to stay in your home for at least five years. It allows you to experience the essential but difficult-to-quantify benefits to your quality of life.
Quality of Life, Long-Term Value, & What “Worth It” Really Means

We’ll never deny that property value is important, but the real estate market has a hard time accounting for shared moments and cherished memories. A well-executed addition can bring about the kinds of changes that allow you and your family to better enjoy your home on a daily basis.
With a custom remodeling firm, there’s no shortage of additions that can provide meaningful upgrades to your existing home. With proper design and materials, these additions can also enhance your home’s durability, creating more long-term value.
- New bedrooms: A second-story addition can give you room for a new primary suite or an expanded guest suite. Additions also create an opportunity to add multiple smaller bedrooms to accommodate a growing family.
- Bathroom space: A new primary suite can make getting ready every morning a joy instead of a chore. You can also create a spa-like environment, upgrading from the existing space by including a freestanding tub, expansive shower, sitting areas, and a larger vanity.
- Increased living space: A home addition can provide more square footage to create new places for gathering together, such as a dining room, family room, or playroom for the kids.
- Kitchen improvements: A bump-out addition can open up space on your main floor to expand or renovate your kitchen, including by adapting the floor plan (such as to an open-concept kitchen) or adding an island or pantry.
- Sunrooms: Building a three-or four-season room can create a versatile indoor-outdoor connection, offering a climate-controlled room that opens out onto your yard. Given the nature of our seasons here in Ithaca, a multi-season sunroom can be just what you need to comfortably take in natural light regardless of the weather outside.
- Basement or attic overhauls: They don’t fit within the technical concept of an addition, but these types of renovations can frequently provide useful living space without dramatic changes to the original structure of your home.
- Exterior upgrades: During a home addition project, it often makes sense to make improvements to the exterior of your existing structure. This allows you to be proactive about potential problems while also improving curb appeal.
When Home Additions Might Not Be Worth It

Given their design requirements and construction costs, home additions are a significant investment. While we think they frequently are worth it for homeowners, there are situations where they likely aren’t the best fit:
- You expect to move in the near term
- Your home really needs interior remodeling rather than an addition (e.g., better use of the space you already have)
- Your neighborhood restricts home additions or penalizes over-improvement
- You live on a small lot, and sacrificing yard space in an addition could actually reduce your home’s resale value
- An addition on your home’s structure would add only a small amount of space while requiring a disproportionate amount of mechanical and/or structural upgrades
