A home addition is the most direct and impactful way of creating more room in your house. Whether you want additional living space for a growing family, a guest suite, or just more space to stretch out, a home addition can help you achieve your goals. At the same time, the added square footage can increase your home’s resale value.

Additions have to be properly designed to fit your needs and account for the structure of your existing house. If you’re looking for inspiration on how to expand your home, I’ll go over seven home addition ideas that show how you can upgrade your house and make it more spacious, functional, and beautiful.

Lower Level Addition

These before and after photos from a project of ours in South Ithaca show how transformative an addition can be. In this case, we did a significant lower-level addition, expanding the existing space while also moving and upgrading the deck.

Expanding the footprint of the lower level enabled us to add a guest bedroom and bathroom on the main floor. Because of the grade of the property, this also allowed us to maximize space by building a dedicated laundry room on the basement floor with its own entry door.

With this type of lower-level addition, you can gain a significant amount of extra space that you can fill according to your preferences. A sunroom addition, office space, or great room are all alternatives to the bed and bath combo in this project. A lower-level expansion is also an opportunity to incorporate custom features within the addition itself or in adjacent parts of your custom home.

Dormer Addition

A dormer is a framed structure built out from a sloping roof that usually includes a window, creating additional space on an upper level. That extra floor space is often used for a bathroom addition so that a primary bedroom can have an en-suite bath. However, a dormer can also be used to create a whole new bedroom, dedicated workspace, walk-in closet, or other room addition ideas.

A dormer can be an excellent choice if you want a space-saving addition that doesn’t require major changes to your main floor. It is also a worthwhile consideration if you are planning to put on a new roof and want to use the same project to build out more interior space.

Bump-Out Addition

As the name implies, a bump-out addition involves building an extra space that extends out from your existing home. It is usually done on the ground floor and can be used to add a guest room, extra bathroom, dining room, family room, or expanded kitchen.

Although many remodels are small bump-out additions, we did a more significant bump-out home remodel in South Ithaca. The before and after photos show the impact as the project created considerably more square footage while also boosting the exterior’s aesthetic appeal (including a xeriscaped garden space).

A variation on the main floor bump-out is a two-story addition. With this split-level or “bump-up” approach, many projects create a new primary suite on the second floor. This home addition idea often pairs well with a relocation or expansion of the kitchen on the main floor.

Multi-Season Room Addition

One of our favorite home addition ideas, especially for people on a tight budget, is to convert an existing deck to an enclosed room that can be used in three or four seasons. The end result is like having a comfortable covered patio except that it’s climate-controlled and has more refinement and elegance.

In this example from a project in Cayuga Heights, we turned a deck into a luxury sunroom. Such additions let you enjoy natural light as though you had an outdoor living space, but you’re not exposed to the elements.

In this design, we built a versatile space with multiple types of seating, elegant hardwood floors, and even a built-in grill. The addition offers direct access to the home along with a door and stairs to access the backyard.

Second Story Addition

One of the boldest home addition ideas is a second story addition, which builds a second floor on top of a one-story home’s existing structure. Of all our home addition ideas, this one offers the biggest increase in square footage, creating ample space for multiple new rooms.

The before and after photos of this lake house in Aurora demonstrate how a second story addition can dramatically change the size and visual appeal of a home. Along with multiple upstairs bedrooms, this project included building an expansive deck with stairs to access the backyard and lakefront.

While a second story addition doubles your living space, it can be a substantial investment. You often need to reinforce the original foundation and walls to support the second floor, and you may need to redesign the first floor to accommodate a new set of stairs. Nevertheless, many homeowners find that it’s worth the cost to improve the quality of their home life and increase their property value.

Attic “Addition”

An attic addition isn’t a true home addition, but it accomplishes a similar goal of creating more usable space. Instead of building out more space, an attic addition converts an unutilized area into something new.

Most attic additions involve creating an extra bedroom, but they can also be used for a dedicated office, home gym, or even a small family room or game room. For even more room additions, this type of project can be combined with a dormer.

In this project, we transformed a large, dusty attic into a revitalized space with a bedroom, arts and crafts workspace, and a library with a seating area. We used the sloped walls to install skylights for natural light and to put in bookcases for creative built-in storage.

Accessory Dwelling Unit (ADU)

Accessory dwelling units (ADUs) and detached accessory dwelling units (DADUs) are an alternative to a traditional home addition. Sometimes called a guest suite or mother-in-law suite, they create a private living space that can be accessed independently of the main house.

A major benefit of ADUs and DADUs is that they let visiting friends or family members have their own space with a kitchen, dining area, and laundry facilities. This can also work well for allowing aging parents to live close by while still having some dedicated space for themselves.

In Ithaca, building codes and local regulations around ADUs and DADUs are still being debated. Issues to be resolved include whether DADUs have to be built in the backyard and whether they need to be owner-occupied in any way. Depending on the outcome of these rules, independent living spaces like ADUs and DADUs may be a smart investment for homeowners looking to earn rental income.
