A growing number of Ithaca homeowners are turning to design-build firms for their remodeling projects, and the reasons go beyond convenience. Design-build work has been shown to result in higher success rates than other types of project builds, thanks to a model that keeps design and construction aligned from day one.

In this post, I’ll explain how design-build works and take a look at 10 reasons that are driving the shift toward the design-build model in our region.

What Is Design-Build?

The design-build process includes both design and construction under a single contract. When working with a design-build firm, the same company manages every stage of the project, from the early brainstorming to the final construction.

Design-build is distinct from design-bid-build, which involves first hiring an interior designer or architect and then hiring a general contractor, who bids on the proposed design. While both approaches have long been used for both new builds and remodels, we’ve seen a growing preference among homeowners for design-build. While we haven’t done a scientific survey about why that is, we think there are 10 main reasons driving this trend.
